Self-employed mortgages
for Florida business owners.
Florida mortgage financing for business owners, independent contractors and borrowers with income that takes more than a pay stub to explain.
Short inquiry. No credit pull. Direct follow-up from Arthur.
Write-offs change the paperwork. Start with an income review.
Owning a successful business and qualifying for a mortgage are different calculations. The review needs to connect your income history, expenses, ownership and available funds with the requirements of the loan.
I earned my Finance degree at UCF and enjoy working through the details behind a business owner’s income. We can evaluate traditional documentation and explore alternative documentation when it fits your situation.
Two documentation paths to discuss.
| Approach | What the review considers |
|---|---|
| Tax-return documentation | Reported income, eligible adjustments, business history and whether the income is stable and likely to continue. |
| Bank-statement programs | Eligible deposits, business expenses and lender-specific calculations. Deposits are not automatically treated as qualifying income. |
The right comparison includes the rate, fees, down payment, reserves and the income each program can support. Alternative documentation does not guarantee approval or make a loan less expensive.
Give me the context behind the numbers.
Tell me how long you have been in business, how you are paid, what you want to purchase and whether your income has recently changed. We’ll identify the records needed for a useful review before you start collecting documents.
For conventional underwriting context, see Fannie Mae’s self-employed borrower guidance. Other programs use different requirements.
Bring the basics.
- Business type, ownership and how long you have operated.
- Property location, price range and intended use.
- Available down payment and your preferred timeline.
Start with what you know. Send financial records only through the secure process Arthur provides.
Do tax write-offs prevent me from qualifying?
Not automatically. We need to understand the income calculation and the other requirements of the program. A low number on one line of a return is not a complete mortgage review.
Are bank statements always the better option?
No. Compare the documentation, eligible income, costs, down payment and reserves for your actual situation.
Can I ask about my business before applying?
Yes. Use the short form for a general conversation. Tax returns, bank statements and other private records belong in a secure submission process.
Discuss your
mortgage options.
Tell me what you want to finance and how to reach you. I’ll review your inquiry and contact you to discuss the next steps.

I’ll contact you using the details you provide, ask a few questions about your plans and explain what a full review would require.
