Start with the property and your strategy.
A long-term rental, short-term rental and renovation project can require different financing. Describe how you plan to use the property, how long you expect to own it and what funds you want to preserve.
Compare how the loan evaluates income.
| Approach | What to discuss |
|---|---|
| Conventional investment financing | Personal qualifying income, debts, property income when eligible, down payment and reserves. |
| DSCR financing | The lender’s comparison of eligible rental income with the property’s debt obligations, plus credit, reserves and property requirements. |
DSCR stands for debt service coverage ratio. A property’s rent matters, but strong rent alone does not guarantee approval. Lenders differ in their calculations and in how they evaluate leases, market rent and short-term rentals.
Look beyond the payment.
Compare points, fees, cash reserves, title or entity requirements, and any prepayment penalty. A loan that fits a long holding period may work differently if you plan to sell or refinance soon.
Tell me about the property before assuming a particular program fits. Renovations, unusual properties and short-term rental use need a closer review.
Bring the basics.
- Purchase price, property location and intended rental use.
- Current lease or estimated rent, if available.
- Down payment, reserves and expected holding period.
Start with what you know. Send financial records only through the secure process Arthur provides.
Does DSCR mean my personal finances do not matter?
No. Credit, down payment, reserves and other lender requirements still matter even when rental cash flow is the primary income measure.
Can we review a short-term rental?
Yes. The lender’s property rules and income calculation need review, along with local rental restrictions and insurance.
What if I am buying through an LLC?
Mention that early. Entity ownership and documentation requirements differ by loan program and lender.
