ARTHUR KOUROUVACILIS · HOME1ST LENDING

Construction financing.
From land to finished home.

Florida construction financing for borrowers planning a custom home. Connect the land, builder, project budget and long-term mortgage before you commit.

Short inquiry. No credit pull. Direct follow-up from Arthur.

Your construction contract is one part of the budget.

A useful financing plan starts with the entire project. Land, site preparation, utilities, permits, improvements, contingency and financing costs can all affect the funds you need.

Tell me where you are in the process. We can start whether you own land, have a builder selected or are still deciding what to build.

Three reviews need to work together.

ReviewQuestions to resolve
You and the propertyIncome, credit, available funds, existing land debt and the intended use of the completed home.
Builder and projectBuilder eligibility, plans, specifications, contract, budget, permits and appraisal requirements.
Construction and completionDraw schedule, inspections, payments during the build, completion deadlines and the transition to permanent financing.

Know what happens during the build.

Ask how funds are released, how interest is calculated and what happens if costs or completion dates change. A one-time-close or separate construction and permanent loan can involve different qualification, rate and closing steps. Availability depends on the lender and project.

Your first conversation should help identify the questions that need answers before you sign contracts or set a start date.

BEFORE WE TALK

Bring the basics.

  • Location and whether you own the land or plan to buy it.
  • Builder, plans and a preliminary budget, if available.
  • Estimated timeline and where you will live during construction.

Start with what you know. Send financial records only through the secure process Arthur provides.

COMMON QUESTIONS
Do I need a builder before contacting Arthur?

No. We can discuss your early plans and the questions to ask. A complete financing review will require builder and project information.

Can equity in land count toward my contribution?

It may, depending on the loan program, land value, ownership history and existing debt. We need to review how the lender treats the land.

Can the loan cover a pool or site work?

Discuss those costs early. Which improvements can be included, and how they are valued, depend on the lender, plans and appraisal.
