Buying your next home?
Let’s plan the financing.
Buying and selling in Florida? Work through your next payment, available equity and closing timeline before making the next offer.
Short inquiry. No credit pull. Direct follow-up from Arthur.
Can you buy before selling your current home?
Possibly. First, we need to understand whether you can qualify with your current housing obligations, where the down payment will come from and how much cash you want to keep available.
Equity is not the same as money available for closing. Net sale proceeds also depend on selling costs, mortgage payoffs and other amounts due.
Compare the sequence before committing.
| Sequence | What needs a plan |
|---|---|
| Sell first | Available sale proceeds, temporary housing if needed and the timing of your next purchase. |
| Buy first | Qualifying with existing obligations, funding the purchase and keeping enough reserves. |
| Coordinate both closings | Contract conditions, timing, access to sale proceeds and a backup plan if a closing moves. |
Choose a payment that works after the move.
Look at principal, interest, estimated property taxes, insurance, any mortgage insurance and HOA dues. A seller’s current tax bill or insurance premium may differ from your costs after purchase.
A larger down payment reduces the loan amount, but it also uses cash you may want for moving, repairs or reserves. We’ll discuss both sides of that decision.
Use the payment calculator to explore a starting budget, then let’s review your actual financing options.
Bring the basics.
- Approximate value and mortgage balance of your current home.
- Next purchase price and comfortable monthly budget.
- Funds available beyond home-sale proceeds and your preferred move date.

What if I do not want two mortgages at once?
We can discuss a sale-first plan or a purchase that depends on your home selling. Contract timing and any temporary housing need to fit the financing.
Should I list my home before we talk?
An early conversation can help you understand the financial questions before you choose a listing or purchase timeline.
Does having substantial equity guarantee approval?
No. Income, debts, credit, property, available funds and lender requirements still need review.
